When you're about to buy your next home there's so many decisions to make. And one of the things that I like to do is to help you through each one of those decisions.  

Of course one of those is to make sure you're prepared to purchase the home by having a mortgage approval in place prior to making an offer on a home. My role is to help you work with your banker or mortgage broker and work together to find the home of your dreams.


The things I enjoy are helping you and your family make the home buying experience and enjoyable experience,  one that's not too stressful, it’s time-saving and simplifying the home purchase. The benefit for you of having a mortgage approval in place is sellers will see you as a preferred buyer.  This is important in the home buying process as sellers do not want to deal with unqualified buyers or buyers who are halfway through the process and still are not qualified to purchase a home.


It's my responsibility to keep current with the homes that are on the market and the actual values the homes have in their  neighborhoods. I can help you determine which homes are fairly priced and with my construction and renovation background assist you in determining which homes are in the condition you expect them to be prior to making an offer.


First Steps


You're probably at the point wondering should I stop paying rent, or maybe should I downsize or upsize my home at this time. For those who are looking to purchase a home you're probably asking yourself is this the right time to start building equity, to finding a new place for myself, to start raising a family, to have a place that I can make changes to or possibly the option of moving to a bigger home or possibly a smaller home. Once these details are looked after we can take a look at the kinds of homes you like and the ones that meet your needs and of course which neighborhoods will fulfill your wants and desires.


The best way to start is to take a high-level view and then move to more granular details. You'll probably want to consider the neighborhood(s) that work for you, and which end of the city you're looking at, the proximity of schools, recreational arenas, hospitals, transit, daycare,  stores, entertainment and restaurants.

And of course the question of how many minutes are you willing to commute back and forth to work from your new home.


Then we move on to the type of home. Are you looking at a single storey home or is a two storey home a better choice for you. What about the physical size? How many square feet will you require now and into the future?  Are you one who likes to have a brand new home or maybe you're after a fixer upper home? All of these need to be weighed along with how long are you going to be staying in that home.
